AC Developers LLC (“ACD”) has been an active hotel developer since 2006. Having developed or co-developed 11 hospitality projects, with 2 more in development and both nearing completion as of January 2026.
ACD’s construction affiliate, Flintlock Construction Services LLC (“Flintlock”), has been the General Contractor or Construction Manager on these projects. Flintlock has completed the construction of 43 high rise hotels in New York City.
ACD is active in all phases of each project including land acquisition, planning and design, selecting the brand, negotiating the franchise and hotel management agreements, arranging debt and equity financing, FF&E design and procurement, permitting and approvals, and construction supervision. We also specialize in fee development and property improvement plans (PIP.)
The Company’s principals have also been investors and asset managers in nearly all these projects.

Ray Dar

Ray is a dynamic and performance-driven professional with an exceptional leadership background in Construction Management, Pre-Construction, Design-build and General Construction aspects of the industry. Ray has forty years of proven experience in Pre-Construction, Construction Management, General Construction, Operations, Value Engineering, Risk Management and Project Management in Hospitality, Residential, Commercial and Institutional project types. Ray bolsters the team with a keen understanding of regulatory compliance, logistical and safety-related challenges in high-rise construction due to fast track completion schedules in dense urban environments.
Caleb Weiss

Caleb Weiss has 16 years of combined experience in construction management and development. He began his career in the construction industry in 1999 with ACD’s construction affiliate, Flintlock Construction Services LLC, supervising ground-up construction. Two years later, he joined the Washington, D.C. office of Turner Construction Company to broaden his general contracting experience in their Special Projects Division. In 2003, he then entered the United States Marine Corps to serve as an infantry and ground reconnaissance officer for 12 years (active duty and reserve component), deploying five times and serving in positions from platoon commander to operations officer before returning to Flintlock / ACD in 2013. For the past 12 years, Caleb has been directly involved in multiple high-rise, new construction hospitality projects ranging in contract volume from $6,000,000 to $190,000,000. A graduate of both Columbia University and NYU’s Shack Institute of Real Estate, currently he is managing ACD’s new project partnership program with International Hotels Group (IHG.)
